If you are thinking about remodeling your kitchen in Metro Detroit, the first question on your mind is almost certainly about cost. And the honest answer — the one most contractors will not give you upfront — is that kitchen remodel costs vary enormously depending on what you are actually changing.

The national average you will find online is somewhere around $25,000 to $75,000. Those numbers are not wrong, but they are not particularly useful either. A kitchen remodel in Warren or Sterling Heights costs differently than one in Royal Oak or Troy, and the scope of work is what really drives the number.

Here is a realistic breakdown based on what we actually see in Southeast Michigan.

Three Tiers of Kitchen Remodel Cost

Budget Remodel: $12,000 to $25,000

A budget kitchen remodel keeps the existing layout intact. You are not moving plumbing, not moving electrical, not knocking down walls. You are updating surfaces and fixtures within the existing footprint.

At this level, you are typically looking at refacing or painting existing cabinets rather than replacing them, installing new laminate or butcher block countertops, adding a simple tile backsplash, replacing the sink and faucet, updating light fixtures, and putting down new flooring — usually luxury vinyl plank, which holds up well and installs quickly.

A budget remodel can completely change how your kitchen looks and feels without the disruption of a full gut job. For many homeowners, especially those planning to sell within a few years, this is the sweet spot — you get the visual impact without the five-figure premium of a layout change.

Mid-Range Remodel: $25,000 to $55,000

This is where most Metro Detroit kitchen remodels land. At this level, you are replacing cabinets entirely with semi-custom or stock cabinetry, installing granite or quartz countertops, adding a full tile backsplash, upgrading to stainless steel appliances, replacing the sink with an undermount model, adding under-cabinet lighting, and possibly making minor layout adjustments.

The mid-range remodel might also include removing a small non-load-bearing wall to open the kitchen to an adjacent dining room, adding or relocating a dishwasher, or building a small island. These changes involve some plumbing and electrical work, which is where the cost starts climbing.

In Southeast Michigan specifically, mid-range kitchen remodels tend to run on the higher end of this range in Oakland County communities like Royal Oak, Troy, and Birmingham, and on the lower end in Macomb County areas like Warren, Roseville, and Clinton Township. The materials are the same — the difference is primarily in labor rates and the general cost of living in the area.

High-End Remodel: $55,000 to $100,000+

A high-end kitchen remodel is a complete transformation. You are gutting the room to the studs, redesigning the layout, moving plumbing and electrical, and installing premium materials throughout. Custom cabinetry, natural stone countertops, professional-grade appliances, hardwood or large-format tile flooring, custom lighting design, and structural changes like removing load-bearing walls with engineered beam headers.

At this level, you might also be expanding the kitchen footprint into an adjacent room, adding a large island with seating, plumbing, and electrical, or incorporating a butler's pantry or walk-in pantry. These projects typically take eight to twelve weeks and involve coordination between multiple trades — framing, electrical, plumbing, HVAC, drywall, tile, cabinetry, countertops, painting, and flooring.

What Actually Drives Kitchen Remodel Costs

The biggest cost drivers in a kitchen remodel are not always what people expect. Here is what moves the needle the most.

Layout changes. The moment you start moving plumbing supply and drain lines, gas lines, or electrical circuits, the cost jumps significantly. Moving a sink three feet costs far more than replacing it in place because you are paying a plumber to reroute supply lines, a drain line, and possibly a vent stack. The same is true for relocating a range or dishwasher. If you can keep your major fixtures in roughly the same locations, you will save thousands.

Cabinets. Cabinetry is typically the single largest line item in a kitchen remodel, often accounting for 30 to 40 percent of the total budget. The jump from stock cabinets to semi-custom is significant, and the jump from semi-custom to full custom is even larger. Stock cabinets from a home improvement store might run $5,000 to $10,000 for a typical kitchen, while custom cabinets from a local shop can easily run $20,000 to $40,000 or more.

Countertops. Laminate countertops cost $15 to $30 per square foot installed. Granite runs $50 to $100. Quartz runs $60 to $120. Natural marble can run $75 to $200 or more. For a typical kitchen with 40 to 50 square feet of counter space, the difference between laminate and quartz is $2,000 to $4,500.

Structural work. Removing a load-bearing wall requires an engineered beam, temporary shoring, and often foundation work to support the new beam. This single change can add $5,000 to $15,000 to a project depending on the span and what is above the wall. A non-load-bearing wall removal is much simpler and usually runs $1,500 to $3,000 including drywall patching and floor repair.

Hidden Costs to Watch For

In older Metro Detroit homes — and there are a lot of them in Wayne and Macomb Counties — you may encounter issues that are not visible until demolition begins. Outdated electrical wiring that does not meet current code. Galvanized steel plumbing that needs replacement. Water damage or mold behind walls. Asbestos in flooring or pipe insulation. These discoveries are not uncommon in homes built before 1980, and they can add $2,000 to $8,000 to a project depending on the scope of the remediation.

A reputable contractor will flag these possibilities during the initial estimate and build a contingency into the budget. If a contractor gives you a hard number with zero allowance for surprises on a 40-year-old kitchen, that should raise a flag. Something unexpected almost always shows up once walls come down.

How to Get an Accurate Estimate

The most reliable way to get an accurate kitchen remodel estimate is to have a contractor walk your kitchen in person, discuss your goals and material preferences, and provide a detailed written estimate that breaks down labor and materials by category. Online calculators and per-square-foot estimates are starting points, but they cannot account for the specific conditions of your home, your material selections, or the local cost of labor.

At Pro-Time Services, we provide free in-home consultations for kitchen remodels throughout Wayne, Macomb, and Oakland Counties. We walk through your kitchen, discuss what you want to change, help you understand what will impact the budget most, and provide a written estimate you can compare against other bids. No pressure, no obligation, and no surprises once the work begins.
